Construction Project Manager
ROLE AND RESPONSIBILITIES
The project manager will work at the direction of the Senior Project Manager and acts as the owner’s field representative to oversee all necessary activities relating to the initiating, planning, execution, commissioning, and closeout requirements necessary for the successful completion and delivery of the New Research Center (NRC).
The successful candidate for this position will be responsible for all necessary stakeholder management necessary to plan, perform and complete the entire project scope of work as developed throughout the project.
The New Research Center project consists of, but not necessarily limited to, the demolition of an existing building and the design and construction of a ground up, advanced research laboratory and office building.
The primary responsibility of the project manager to facilitate the project to deliver a scope of work within an allocated budget and schedule duration.
The project manager is expected to manage a positive and collaborative relationship with the architect, engineer, internal and external clients, as well as all project work groups and stakeholders.
On a routine basis, project managers will initiate, update and close-out various process workflows and employ a variety of industry best practices, in accordance with company guidelines, to drive the successful completion of tasked objectives. This includes, but is not necessarily limited to, following up with stakeholders on the completion of action items and phase deliverables, scheduling meetings, establishing agendas, and recording minutes, organizing, and attending field walks, and maintaining project documents and reports.
This position will routinely interface with cross functional departments, external designers as well as construction partners and owner representative consultants.
Project managers should be prepared to prioritize their work based on critical elements, new and changing information, and work alongside the project team to achieve cost and schedule targets.
Project managers will consistently interface with the Project Management Information System (PMIS) software, eBuilder, as well as Oracle/SAP financial tracking software to ensure alignment and accuracy of data.
This position will regularly report progress updates each week, follow-up with safety observation reports, inspections, and disruption avoidance plan communications as necessary to ensure safe field operations with accordance to company policy.
This position requires thorough collaboration and investigative skills, extensive field presence, as well as the ability to work autonomously at times, to successfully execute and deliver on all phase deliverables that are required throughout the project lifecycle.
ESSENTIAL DUTIES
Develop business cases, project charter documentation, Project Execution Plans (PEPs), solicit stakeholder support, facilitate change management, perform risk and quality management exercises, update cost forecasts, create detailed and accurate schedules, create, and update cash flows and execute projects according to plan and within the expectations of Project Management Delivery system.
Develop and own the design schedule and incorporate it into the overall integrated project schedule.
Manage to the project design budget including all internal labor and design consultant fees.
Develop, organize, and evaluate Requests for Proposals (RFPs) through competitive bid events as necessary to complete certain elements of scopes.
Lead the selection and contracting of general contractor, subcontractors, and consultants.
Develop, support, and collaborate on supplier negotiation strategies.
Manage Architects, Engineers, General Contractors, and other vendors.
Oversee project document quality through various stage gates by evaluating design deliverables for quality, consistency, and that design aligns with user expectations and Good Engineering Practices (GEPs).
Develop project ad-hoc forecasts/estimates, monitor budgets, cash flow, accrual reporting.
Lead and actively participate in project planning, design, construction, and closeout meetings.
Generate project meeting minutes, variance log, issues log, lessons learned report, and permit tracking matrix.
Ensure that all design activities are coordinated with the broader integrated project team including Cost Planning, Construction, BIM, and Scheduling.
Perform monthly detail review of invoiced contracted progress.
Facilitate RFI, submittal, and change request process.
Identifies, analyzes, and provides innovative solutions to cost planning and planning / scheduling problems.
Responsible for the development, execution, and management of all facets of a Project Execution Plan / Program.
Track project correspondence.
Track procurement and change order request logs.
Support turnover of areas.
Coordinate site and field activities with contractors.
Support risk and impact assessments.
Coordinate project as-builts, equipment drawings & turn-over packages (TOP) development.
Track all engineering progress by deliverables on assigned projects.
Coordinate user requirements, quality needs assessments, risk analyses and qualification master plan development.
Support site Asset Induction process.
Coordinate flow of project documents and tracking document matrix.
Inspect and test all work for quality of materials, workmanship, construction, finish, and functional performance follows applicable specifications, drawings, and federal, state, and local requirements.
Rolling punch list generation and tracking.
Coordinate alignment of all design specifications to back-end Commissioning & Qualifications.
Assist project teams with data entry of project cost information such as commitments, invoices, trends, reclasses, and all project documents into eBuilder.
Provide regular communication on project cost, schedule and risk status to project team members and stakeholders. Inform management to any potential problems related to scope, cost, or schedule.
Prepares, coordinates, and directs presentations to the project leadership, as required.
Lead design-build teams including design managers, cost planners, BIM managers, pre-con team, and external design consultants to deliver successful projects which meet targets for safety, schedule, budget, quality, and sustainability.
Lead integrated project teams to deliver Target Value Design (TVD) that leverages the design-build process to provide best-value while ensuring continual alignment between design and budget from proposal through project delivery.
Develop and own Project Design Brief which is aligned with expectations (i.e., Client Brief, RFP, OPRs, Steering Committee) and which serves as a guideline for design.
QUALIFICATIONS
REQUIRED
Microsoft Office Suite, including Word, PowerPoint, Microsoft Excel – Intermediate; must be comfortable with producing spreadsheets, using accounting data formulas, pivot tables and charts.
Minimum 15-20 years of project management experience. PMP, or similar industry professional certifications.
Must have people management experience, managing a team of direct reports, developing program resource staffing plans, proven leadership, and the ability to build high functioning collaborative teams.
Possess the technical skills (including project management, design, engineering, and cost planning), which would typically be achieved with at least 15 years of professional experience leading the design management on large and complex commercial projects, from bid / negotiation through all phases of design and permitting.
Experience with Core & Shell, Tenant Improvement, and research laboratory construction a plus.
Experience with PMIS software a plus, (i.e., e-Builder, Procrore, etc.) but not required.
Experience with design model collaboration software and participation in stakeholder comment resolution.
EDUCATION
A Bachelor of Science degree in Architecture, Engineering or Construction Management is required.
A Master’s degree or Professional Engineer (PE) license in related fields is highly preferred, but not required.

Compensation Range: $80 – $110/hr
